Since the 1990s, CHESS Homeless has worked to ensure that people who find themselves homeless are supported in ways that enable them to move forward purposefully and in good health. CHESS stands for Churches Homeless Emergency Support Scheme. 

CHESS has a number of properties that offer shelter to those who have been homeless. The organisation now has multiple move-on houses currently accommodating up to 66 service users. 

In addition, CHESS believe in a holistic approach to improving the lives of their service users by providing access to external services such as an Osteopath, Art Therapy sessions, IT Training & Support and Cookery lessons; as well as other forms of counselling and therapy. Each of the service users in their accommodation are allocated a support worker when accessing CHESS Homeless.  

Request details:

CHESS are about to start work on a project that will transform one of it’s existing sites (Turning Point). The plan is to demolish the old and inefficient 9 single bed accommodation units, and replace the space with 24 new Modular Homes with associated green space.

In order to progress the innovative aspirations of the Turning Point development, CHESS require various legal specialisms. (Demolition is ideally being proposed for September 2024) 

They require urgent support in: 

  1. Loan Facility Agreement between the local authority and CHESS Homeless.

The work required involves:

  • Conduct a Legal Review of the Draft Loan Facility Agreement  between the two parties
  • Redeem the current mortgage(s)

Lower priority task needed in 2-4 months 

  1. Removal of covenant and associated obligations and rights on the 3 affected title deeds.

This is owing to a shared foul water system with a neighbouring property to the north of their land.  

The foul water filtration system has not worked for the last 2-3 years and they have had to arrange regular emptying of the small storage tank attached to the filtration unit. The development of the TP site offers the perfect opportunity to remove the existing filtration system and install a new Septic Tank within the perimeter of their land.
