1625 Independent People is a charity that has been supporting young people at risk of homelessness for over 40 years, providing safe accommodation and specialist support to help them build independent, healthy lives. The charity offers a range of services, including housing, wellbeing support, education, employment, and training, to young people across Bristol and the surrounding areas, including care leavers, unaccompanied asylum seekers, and refugees.

The organisation owns seven properties, providing 26 bedspaces, and manages 22 properties under lease agreements, offering an additional 65 bedspaces. These properties form a core part of 1625’s mission to support young people in their journey towards independent living.

To ensure the effective management of these housing assets, 1625 is seeking pro bono support to develop an Asset Management Strategy (AMS). The strategy will focus on creating a planned maintenance and improvement programme, as well as establishing systems to monitor stock performance, compliance with statutory standards, and resident safety. Specific areas of focus include improving customer satisfaction, maintaining asset value, and incorporating sustainability goals, such as working toward net-zero targets.

The AMS will also include an evaluation of acquisition and disposal strategies, addressing anti-social behaviour, and enhancing resident engagement in property-level decisions. 1625 is looking for mentoring and guidance from an experienced asset management professional who can help them focus on key issues and create a practical, actionable, and costed plan. This strategy will be crucial for maintaining and enhancing the charity’s supported housing stock, ensuring it continues to meet the needs of its residents while remaining sustainable and compliant with relevant regulations.
