What do they need help with?

1625 is keen to develop an Asset Management Strategy (AMS) to ensure the effective management of its housing assets, including the establishment of a planned maintenance and improvement programme. However, the organisation currently lacks the in-house experience and capacity required to progress this work independently.

1625 oversees multiple supported accommodations, including properties they own and those held under long-term, peppercorn leases from the local authority. The organisation owns 7 properties, providing a total of 26 bedspaces. In addition, they manage 22 properties under lease agreements, offering 65 bedspaces, where they assume responsibilities comparable to full ownership. While 1625 also owns its head office, this is outside the scope of focus, which is centred on their rented, supported housing stock. An initial outline of what the AMS could explore and include has been drafted and is available on request.

  • Core content covering aims, inputs, and desired outcomes.

The strategy would also involve:

  • Individual assessments of each owned property, drawing on existing data, including Savills reports and component-level information.

  • Development of an actionable, phased plan.
  • Identification and pursuit of relevant partnerships.
  • Establishment of a communication and review framework.
  • Consultation with relevant stakeholders—detailing who should be involved, the scope of their input, and appropriate timing.

1625 is currently seeking support to move this strategy forward. Specifically, the organisation is looking for mentoring and guidance from a seasoned asset management professional who can help focus attention on key issues and support the creation of a practical, costed, and deliverable plan. programme.

About the organisation

For 40 years, 1625 Independent People has supported young people across Bristol and the surrounding area who are homeless or at risk — including care leavers, unaccompanied asylum seekers, and refugees.

The charity provides safe accommodation and specialist support to help young people build independent, healthy lives. This includes assistance with housing, wellbeing, life skills, education, employment, and training.

Each year, 1625 supports around 1,600 young people through:

  • Prevention – Helping young people remain safely at home where possible, or supporting them into appropriate housing.
  • Housing – Offering a variety of supported and refurbished accommodation options.
  • Participation & Learning – Delivering activities that build confidence, skills, and engagement.
  • Education, Employment & Training – Supporting access to meaningful education and work opportunities.
  • Specialist Support – Tailored services for young people with complex needs, including trauma, mental health challenges, and refugee backgrounds.
  • Move On – Developing innovative housing pathways, such as the nationally replicated Future Builders project.

Many of the young people supported by 1625 have experienced trauma. The organisation uses a non-judgemental, trauma-informed approach rooted in trust and positive relationships.
