Alpha Grove is undertaking a major refurbishment of its long-standing community centre, originally built in 1887 and located on the Isle of Dogs, London. The building plays a vital role as a hub for local residents and third-sector organisations but has deteriorated over time, with issues including leaking roofs, outdated heating and electrical systems, and limited accessibility.

The organisation has secured initial funding and appointed architects, who have produced updated drawings, elevations, and a design brief. Extensive engagement with over 200 local residents and stakeholders has confirmed strong demand for improved, flexible, and accessible community facilities.

To progress to the next stage, Alpha Grove requires pro bono Quantity Surveying (QS) support. Specifically, they are seeking a professional to:

  • Review existing architectural drawings and elevations
  • Provide a detailed cost estimate aligned with current market rates
  • Prepare a Bill of Quantities (BoQ) suitable for contractor tendering
  • Advise on value engineering to balance cost efficiency with high standards of accessibility, sustainability, and community use

The refurbishment project covers approximately 1,200 m² and includes:

  • A new centralised lobby and lift to ensure step-free access
  • Flexible internal spaces with folding partitions and increased storage
  • Upgraded mechanical and electrical systems to improve energy efficiency and reduce carbon emissions
  • A new café and kitchen to support social and intergenerational activities
  • A wellbeing garden and enhanced outdoor spaces
  • Compliance upgrades, including fire safety, acoustics, and insulation

A QS report and BoQ are critical to establishing financial clarity, enabling contractor procurement, and unlocking additional investment. Without this support, there is a risk of delays to a project that will deliver a safer, more inclusive, and future-fit community space.

Alpha Grove is a registered charity and company limited by guarantee, established in 2002. Based in Tower Hamlets, it operates as both a community hub and a provider of vital services to local residents, voluntary groups, and third-sector organisations.

The charity delivers a wide range of programmes, including youth support (ages 11–19), educational tutoring, mentoring, wellbeing and mental health activities, and employment and enterprise support for individuals facing complex barriers. It also provides food and welfare support, alongside affordable space for community groups through its venue and facilities.
