What do they need help with?
GESIPR (Gender Equality & Social Inclusion in Practice and Research) is launching the Phoenix House Project—an ambitious supported housing scheme designed to accommodate 10 vulnerable young women aged 18–25 in West Leeds. These include female probationers and refugees or asylum seekers, many of whom face homelessness, trauma, and significant social exclusion.
The charity has already taken major steps towards readiness, including applying for a £100,000 capital grant from The St Martin-in-the-Fields Charity, completing a detailed project design, and identifying three priority areas in West Leeds (LS5, LS12, LS13) close to services and transport. They are committed to a long-term lease model (minimum 5 years) to ensure stability for residents and reduce upfront capital risk.
Now, GESIPR is seeking professional support in two key areas:

Property Search and Identification – Assistance to identify 3–5 suitable properties that meet the following criteria: approx. 200–250 sqm, 10 bedrooms, shared bathrooms, communal living space, and strong fire safety/security. Support is needed with access to off-market listings, lease negotiation, and early due diligence.

Valuation and Lease Assessment – A professional valuation of shortlisted properties is required to confirm lease terms are fair and viable. This includes a market lease valuation, structural assessment, and a schedule of condition to inform the refurbishment budget.
GESIPR’s aim is to create a high-quality, trauma-informed home that promotes dignity and long-term social reintegration. With property expertise from LandAid’s network, they hope to unlock the full impact of the capital investment and deliver safe homes to young women who are most at risk of falling through the cracks.

About the organisation
Founded in 2014 in Leeds, GESIPR (Gender Equality & Social Inclusion in Practice and Research) works with some of the most marginalised women in the region, particularly female offenders and asylum seekers. Recognising the link between homelessness and reoffending or destitution, the organisation provides holistic, trauma-informed services including supported accommodation, counselling, legal advocacy, and employment support.
GESIPR’s services are person-centred and designed to break the cycle of crisis. In 2024 alone, 85% of women supported by GESIPR moved into stable housing, while their work with female probationers has resulted in a 40% lower reoffending rate than the national average. The organisation is deeply embedded in the local community and continues to innovate in response to the complex challenges facing vulnerable women in West Yorkshire.
