Greenwich Co-operative Development Agency (GCDA) is seeking pro bono legal support in relation to the lease for Woolwich Common Community Centre, Leslie Smith Square, Woolwich, London SE18.
The immediate issue is the failure of the building’s boiler, leaving the centre without hot water and creating significant operational, health and safeguarding concerns. The landlord has indicated that responsibility for repairs may be limited by the lease’s insured-risk provisions and a high insurance excess. GCDA is seeking independent legal advice to understand whether this interpretation is correct and whether the lease fairly allocates responsibility for major building infrastructure.
GCDA has reviewed the lease and raised concerns with the landlord but does not have the resources to commission specialist commercial property advice.
The organisation is looking for support from a commercial landlord and tenant solicitor, charity property solicitor or property litigator to:
- Review lease provisions relating to repair obligations, landlord and tenant responsibilities, insured risks and major building services.
- Advise whether the landlord’s interpretation of the lease is reasonable.
- Assess whether the current situation creates urgent legal or operational considerations.
- Consider whether the lease is suitable for a charitable community organisation operating a public-benefit facility.
- Advise on options to challenge, renegotiate or improve the lease arrangements.
GCDA can provide the lease, landlord correspondence, maintenance records and a timeline of events to support the review.
